New Residential Development Could Bring More Entry-Level Homes to Greensboro

New construction around Lake Oconee isn't limited to luxury homes.

Three residential developments are heading before the Greensboro Planning & Zoning Board on September 3, including two projects designed to add significantly more workforce and entry-level housing to the local market.

If the developments move forward as proposed, they could ultimately add more than 200 single-family homes and townhomes in and around Greensboro.

70 Homes Proposed at Baynes Creek

The Homes at Baynes Creek is planned for approximately 25 acres on Oconee Avenue beside the Baynes Creek senior living development.

The project is seeking approval of a final plat showing 70 single-family homes.

Designed as an affordable housing concept by Habitat for Humanity, the professionally constructed homes are expected to be priced in the mid-to-upper $200,000s. Buyers will be subject to an income qualification, with total household income limited to approximately $112,000.

The development also uses a land-trust model. Buyers will own their homes, while the Greene County Land Trust retains ownership of the land. That structure is intended to help maintain affordability when homes are eventually resold.

181 Homes and Townhomes Planned at Hilltop Acres

Hilltop Acres represents an even larger potential addition to the area's housing inventory.

Located on Martin Luther King Jr. Drive, the Capstone Land Development community encompasses approximately 121 acres.

The final plat being considered includes sites for 130 single-family homes and 51 townhomes.

Ivey Homes is expected to construct the single-family residences, with prices anticipated in the mid-$300,000s. The townhomes will be rentals, with the developer envisioning them as a potential stepping stone for families working toward purchasing their first homes.

Construction is expected to begin in late September or early October. Pre-sales and additional information are expected to become available shortly after construction gets underway.

16 Additional Lots Proposed Near Greene County Airport

A third proposal involves a smaller development on Pool Road, just off Highway 278 south of Greene County Airport.

Preliminary approval is being sought for 16 single-family lots on approximately 11.68 acres.

The property is already zoned R-1 for Low Density Residential. Pricing has not yet been announced.

More Variety in the New Construction Market

The three projects are worth watching because they represent another side of the area's continued residential growth.

Much of the conversation surrounding Lake Oconee real estate naturally centers on higher-end homes and lakefront development. Projects like Baynes Creek and Hilltop Acres could expand the new construction market by creating more options at entry-level price points.

More inventory at a wider range of prices could give local buyers additional paths into homeownership while creating new opportunities throughout the residential construction and real estate industries.

The projects still have steps to complete before their plans become reality, but they are developments worth keeping on the radar.
