New Commercial Development Taking Shape Near Greensboro's Exit 130

The Exit 130 corridor continues to emerge as an active area for growth in Greene County, with another commercial development moving forward near Interstate 20.

Site work is underway on approximately 34.5 acres near the intersection of Town Creek Boulevard and Old Eatonton Road, just north of I-20. The property sits off Highway 44 near Jimmy Britt Chevrolet and Greensboro Tire and is less than a mile from Exit 130.

Earlier this year, the Greensboro City Council approved B-2 zoning for the property. Plans for the site call for the acreage to be divided into 15 commercial lots, with individual parcels ranging from approximately 0.89 acres to 3.16 acres.

B-2 zoning is intended to accommodate a variety of highway-oriented commercial uses, giving the development the potential to support businesses such as restaurants, retail, lodging, entertainment and other services. At this time, however, no individual businesses or tenants have been publicly announced for the project.

The proposed layout also includes approximately 7.5 acres designated as common space. A portion of that area is expected to provide separation between the new commercial development and the nearby Town Creek Condominiums.

The property is owned by Kervent Holdings and Bairn Geriatrics, with Jonathan Hill of Luxe Construction associated with the development.

The project's location is particularly notable as investment continues along the Highway 44 and I-20 corridor. Highway 44 is also the focus of a major widening project beginning near this area, further highlighting the corridor's importance as Greensboro and the greater Lake Oconee region continue to grow.

While it remains too early to know which businesses may ultimately locate within the development, the addition of new commercial parcels near Exit 130 could create more opportunities for retail, dining and services as development continues throughout the area.
