Workforce Housing Supports Greene County Growth

Successful communities require more than economic investment and population growth. They also require housing solutions that support the workforce needed to sustain that growth.

Two planned residential developments in Greensboro are taking direct aim at one of Greene County's most significant challenges: attainable housing for working families and first-time homebuyers.

Hilltop Acres, planned by Capstone Land Development, is expected to introduce 130 single-family homes and 52 townhomes during its first phase of development. Located on approximately 121 acres along Martin Luther King Jr. Drive, the project is designed to create additional housing opportunities at a price point that may be accessible to many local working households.

Homes at Baynes Creek is pursuing a similar goal through a different model, with approximately 40 homes planned for qualifying families seeking affordable homeownership opportunities.

Combined, these projects could add more than 220 housing opportunities to the local market and help address a housing segment that has historically been underserved throughout the region.

Workforce housing continues to be one of the most important conversations in community and economic development. When housing costs rise faster than local incomes, communities often face challenges related to workforce recruitment, employee retention, and economic competitiveness.

Teachers, healthcare workers, first responders, hospitality employees, and service professionals are essential to the continued success of any growing community. Providing attainable housing options for these residents helps strengthen local businesses, schools, public services, and overall quality of life.

As Greene County continues to evolve, projects that introduce a broader range of housing options will play an increasingly important role in supporting sustainable growth and long-term community success.

Builder Solutions Group will continue monitoring development activity throughout the region and highlighting projects that contribute to the future growth and vitality of Lake Country.
